The Problem

A door off its track almost always starts small. By the time you hear the bang, the damage is usually a bent track, a torn-loose bracket, or both.

Most of Forney went up between 1977 and 2013, with the heaviest run of construction landing in the 2000s across the newer subdivisions in this area. That matters more than people think. Builders on 2000s tract jobs spec'd the lightest track and roller package that would pass inspection, thin galvanized rail, stamped brackets, plastic rollers. It's fine hardware for years, but it has less tolerance for the door being even slightly out of square before a roller starts riding the edge of the rail instead of the channel.

We don't fix every off-track door the same way. If the rail is just bent at one bracket, straightening or swapping that section is a short job. If the door slammed hard enough to bow both vertical tracks, replacing the whole run is the honest answer, even though it costs more than a spot fix.

The Seasonal Bit

Track problems in this area cluster at two points in the year: the stretch of real heat in mid-summer and the cooler snap that follows it. Neither is dramatic weather by national standards, but the swing is enough to move a slab-on-grade house a little, and that's what actually pulls tracks out of alignment.

A lot of the 2000s stock here sits on slab foundations poured fast during that building boom. Slabs shift slightly as the ground under them dries out and rewets across the year. When the slab moves, the wall the track is bolted to moves with it, just enough that a bracket that was plumb in spring is a sixteenth of an inch off by August. That's plenty to make a roller ride the rail edge instead of running dead center.

You won't notice this as a sudden event. It shows up as a door that's started rattling more than it used to, or one top roller that squeals every time it clears the curve into the horizontal track. That's the early warning, and it's cheaper to deal with then than after the roller finally jumps.

What the Weather Here Does to It

Forney sits in a moderate heat climate band, not the sustained extreme heat you get further south or west. That's actually relevant to track failure, because moderate heat means the metal expands and contracts on a daily cycle rather than staying at one extreme all season. Steel track that heats up in a closed, west-facing garage during the day and cools overnight is doing small expansion-and-contraction work every single day it's warm out.

Over a few years, that cycle works screws loose in the jamb brackets a little at a time. Builder-grade brackets from the 2000s construction run common in this area were often set with fewer screws than a heavier-duty install would use, so there's less margin before one bracket starts flexing under door weight instead of holding rigid.

We'd rather tell you this straight: we can't stop a slab from moving or metal from expanding, and re-torquing bolts once won't fix a track that's fundamentally undersized for the door hung on it. What we can do is set the brackets correctly and, on doors where the original hardware is clearly the limiting factor, put on a heavier track that tolerates the daily flex better.

When to Get Help

Call before the door comes off the rail, not after. If you're hearing a new grinding or popping sound on the way up, if one side of the door looks visibly lower than the other when it's halfway open, or if a roller is visible outside the track channel, that's a door that's close to jumping and still safe to work on.

Once a door has actually left the track, don't try to force it back on or run the opener again. A door hanging on one track with the springs still under tension is heavy and unpredictable, and the cable can whip. That's a call-now situation, not a wait-and-see one.

We won't tell you every off-track door needs a whole new track system, plenty are a bent section and a bracket, done in one visit. But if your track and rollers are original to a 2000s-built house here and this is the second time it's happened, replacing the hardware costs less over time than repeated spot repairs on rail that's already fatigued.
